Greetings and welcome to your project blog for the upcoming painting project at Fountain Woods. We are thrilled to be working with and for you this spring/summer! See below for a project welcome video:

Wednesday, August 6th:

Update: The aerial lift that we were using on the upper floors had a mechanical issue on last week on Wednesday so no work on upper areas was performed Wednesday  – Friday last week.  Our crew lead is optimistic that the remaining 4th floor work will be completed by the end of the day tomorrow. Thanks so much for your patience! Please don’t remove paper or tape yet – that will be removed by our crews.

Monday, August 4:

Hello all – the crew is working to complete all of the work that requires a lift this week. We are still planning to give pricing out to residents for ceiling painting, but we don’t have it available quite yet. Thanks so much for your patience!

Tuesday, July 29th:

Hello all – apologies for not giving you an update since last week! We are almost done on the 6670 building – there are 4 decks left and our crew believes that we should wrap this up this week. The decks on the north side of 6670 have some wet terrain below and because of the rain it has made it a little tricky for ladder stability. Rest assured, we will be back on our ladders soon!

We have painted the bottom half (ground and second floor) of the 6730 building. The 3rd and fourth level – is in progress and we are targeting to work on completion of that this week based on estimates from our crew onsite. Hopefully, we will get a dry stretch of weather! We hope you are all safe and sound after the crazy storms over the last few days.

Wednesday, July 23:

Hello all! We’ve gotten skunked again by the rain so we won’t be painting this afternoon. Here’s to hoping that the weather starts to turn in our favor for the rest of the week!

Friday, July 18th: Hello all, happy Friday! A couple of photos for you of the crew onsite today. We’re really cruising along! The RPC team is also performing the deck ceiling measurements for the residents who reached out and we should have that information out soon!

Thursday, July 17th: Today we are back on and the lift is planned to be delivered today. The crew is finishing up the first building, should be done by tomorrow. We have also started prepping the second building. Below are some progress photos:

Wednesday, July 16th: Today we experienced rain delays which means the lift is not being delivered as planned. Hopefully, all will be dry enough to start work on the 4th floor units tomorrow, but stay tuned for any updates.

The RPC team will be onsite on Thursday or Friday doing an exterior walk and measuring session for all units that have expressed interest in having their deck ceiling painted. Stay dry out there!

Friday, July 11th: Happy Friday – we will be beginning the 6730 Building work on Monday, July 14th. A notice will be posted with all of the information, but here it is:

Please note that our crew will soon begin pressure washing, preparation & painting tasks as part of the ongoing stucco project in your community. We anticipate starting the pressure washing tasks on the North side of Building 6730 on: MONDAY, JULY 14TH   

To help us maintain safe and efficient access, we kindly request that residents remove all personal items from their decks during the scheduled work on their deck stack.  

We anticipate starting the preparation & painting tasks on: THURSDAY, JULY 17TH   

The specified scope of work will include temporarily covering windows and patio doors to apply multiple coats of a masonry specific paint to the stucco. We kindly request that residents do not remove or damage the plastic applied to your windows or doors.    

 The full scope of work for this building is expected to take approximately 2 – 3 weeks to complete, though each individual unit will require significantly less time. We kindly request all homeowners to remain mindful of wet paint and painters working on ladders when entering or existing their units.  Roell Painting Company is not be responsible for any damage to clothing or personal items that may come into contact with wet paint.

 Additionally, if residents are interested in having their deck ceiling painted (homeowner cost) there is still time to request & have this work performed. Please contact Becca at the Roell Painting Main Office to inquire and/or approve this task: 763-559-5296

We understand this project may temporarily impact your daily routine and we appreciate your patience and cooperation.  Our team will work efficiently to complete the work promptly so everyone can enjoy the summer. The crew will work in a counter clockwise fashion on the map posted above.

Tuesday, July 8th: Hello and good morning to all on this beautiful Tuesday. We are turning the corner of the north side and working on the east side block today.

IMPORTANT UPDATE: All of the 4th floor units will be painted using a lift and the plan is for those units to begin mid-next week (planning for July 16th).

Here are some photos of the crew in progress today. You can see how they are really working hard to get every single nook and cranny of the building. Thanks again for your patience as we work to get the building painted efficiently and properly so you can enjoy the sight of it for many years to come! 

Thursday, July 3rd: Hello all! The crew is planning to be back onsite tomorrow on Friday, July 4th but will not be working on Saturday, July 5th. We hope you all have a safe and Happy 4th of July!

Wednesday, July 2nd: Good morning residents of Fountain Woods, we began painting yesterday on July 1 on the North side of the building. The crew plans on working on Friday, July 4 and Saturday, July 5 in order to make up for some lost time due to rain earlier this week. We will work to get you some additional action shots of the crew in progress and have daily weekday updates, with the hopes to have updates on holiday weekend if we are making a lot of progress. Below are some images from Tuesday, July 1st.

Monday, June 30th: Good morning residents of Fountain Woods! Unfortunately, with all the rain we got yesterday, substrates are still wet today so we will not be able to start painting. We will be back tomorrow morning to begin prepping and painting on the North side of the Building 6670. 

Friday, June 26th: Happy Friday to all! Today the team is getting started with a light pressure wash on Building 6670. The crew will soon begin preparation & painting tasks as part of the ongoing stucco project in your community. Thursday, June 25th: Happy Thursday to everyone! We’ve certainly been met with some precipitation this week but that isn’t keeping us from starting pressure washing tomorrow.

Take a look below at a photo of Carol and RPC Project Manager, Nick, walking the first building on deck in order to make sure all is set to begin and that the stucco work and caulking contractors have done a proper job prior to us washing. We’re excited to get started and please look to the blog for more updates as the project progresses.

Tuesday, June 24th: Hello Residents of Fountain Woods! We are returning later this week on Friday, June 27th for the second and last phase of pressure washing.  We plan to begin prep & painting on Monday, June 30th. More information to come in an official notice from your association soon.

Thursday, May 29th: Greetings Residents of Fountain Woods – we hope your spring is shaping up well so far. We have finished the first phase of pressure washing; we will be returning in June for the next round and paint/prep work at date TBD.

By now you have noticed the pressure washing that has been in progress since late April. We plan to return to Fountain Woods at a TBD time in June.
