Monday, June 29th – Decks too wet for staining

GREETINGS AND WELCOME TO THE OFFICIAL PROJECT BLOG FOR THE DECK STAINING PROJECT AT CROSSROADS IN LAKEVILLE. WE ARE DELIGHTED TO BE WORKING FOR YOU!

PROJECTED DECK STAINING TIMELINES – 2 DAYS BEHIND SCHEDULE

Monday, June 29th: After rainy conditions on Friday rendered the decks too wet to stain on Saturday, Monday is more of the same. The rains have pushed the schedule back two days, so please use the above map as a reference and know that the time frame that your deck falls into is PUSHED BACK TWO DAYS DUE TO WEATHER.

Saturday, June 27th: Friday evening rains have rendered the decks too damp to stain this morning. The staining will resume on Monday, 1 day behind schedule. Thanks!

Thursday, June 25th: Another gorgeous Minnesota day and the crew continues to make their way through the interior decks within Glasgow Way. We are finishing approximately 25 decks per day which puts the schedule as follows. We ask that homeowners please us this as a reference point for when your decks should be cleared for staining. After staining, it is advisable to keep items off your decks for 24 hours or until there is no “tackiness” to the surface when you touch it. Thanks!

Wednesday, June 24th: Staining is underway at Crossroads and we wanted to take a moment to thank all the residents that have taken the time to reach out with questions about the project. To clarify, when we pressure wash decks, the object is NOT TO REMOVE COATING, but rather to clean dirt and debris to ready the surface to receive the 1 coat re-stain. It’s important to note that because of the climate conditions in Minnesota, deck staining is a fairly regular maintenance consideration and as a painting contractor, we typically recommend that this take place every 2-3 years, depending on the climate conditions within that time frame. While many prefer the aesthetic of newly stained, or even slightly weather wood, many associations are transitioning to maintenance free alternatives like Trex. In fact, we have worked with an association in Plymouth that after 2 different waves of staining decks/front entry stoops over the last 6 years, they hired us to install Trex on their front entry stoops. While the initial cost is significant, over time, they felt like the long term benefit (and absence of having their lives disrupted every 2 years) more than justified the expenditure.  Because we accomodate both options, our primary job as a trusted vendor partner is to equip you with ample information to make an informed decision. While we think we will do a terrific job staining your decks this year, we also fully understand that unless you are fully committed to this routine maintenance approach, it makes sense to consider alternatives.

Nevertheless, our immediate focus is doing a great job on this year’s project! Thanks again everybody!

THE NEWLY STAINED DECKS @ CROSSROADS ARE LOOKING SHARP!

Tuesday, 6/23 – Evening Update: Now that the decks have been pressure washed, the crew will return onsite tomorrow to begin staining the decks. We will be starting at 17897 Glasgow Way and we will be making our way down Glasgow Way towards 17863 Glasgow Way. Once we get started, we will have a better idea of how many decks we will be completing per day so that you can plan accordingly AND you know when you can return items to your deck after staining is completed.

AFTER A FULL DAY OF PRESSURE WASHING, STAINING WILL BEGIN AT 17897 GLASGOW WAY TOMORROW MORNING.

Tuesday, June 23rd: After losing 1/2 the day yesterday to thunderstorms and lightning, the crew made the most of the afternoon and managed to pressure 32 decks throughout the middle section of the association. The plan today is to have two pressure washers going and to complete the remaining decks today, which consist primarily of the decks along the outer perimeter of Glacier and Glasgow way. We will begin staining the decks that were washed on Monday on Wednesday.

THE CREW MAKES THEIR WAY DOWN ONE STRETCH OF BACK TO BACK DECKS AT CROSSROADS.

Sunday, June 21st: Greetings residents of Crossroads in Lakeville. Perhaps you’ve found your way to the blog by way of blue notices posted throughout your property. If that is the case, welcome!

The first step in re-staining your decks this year will be pressure washing them to remove dirt and debris. This process will begin with the rows of decks that are back to back within the Glacier Way/Glasgow way circle. Then, the crew will be working along the outside perimeter of this same area. We want to thank everybody in advance for their cooperation in moving items of their deck and for provision of spigots for water access.

We anticipate the pressure washing will take approximately 2-3 days to complete and and staining will be starting on Wednesday or Thursday of this week depending on the progress the crew makes in the first two days and whether or not the weather is warm enough to sufficiently dry the decks.

Once staining gets started we should get a pretty good idea of how many decks we will complete per day and we will provide homeowners with daily updates with which decks will be done which day, so they can plan accordingly.

Thanks. See you tomorrow!
