Thursday, June 21st: Hello and happy Thursday! 

The crew was onsite this morning painting doors and taking care of the scheduled appointments. There’s still time to schedule a specific time to have your door painted. As stated previously, we’ll need cooperation from homeowners to paint the door in the open position. Monday, June 18th: Good afternoon. We hope you all had a great weekend! Thanks for your cooperation as we had to cancel our door painting on Saturday, due to weather. The crew is not onsite today either, due to the rain. We’re hopeful to return tomorrow as long as the surfaces have dried enough to paint. Thanks! 

We’ll be painting doors on Buildings 7-9 on Thursday, 10-12 on Friday and a make up day on Saturday. Working hours will be between 9am and 5pm. Friday, June 15th: Hello and TGIF! 

Mother Nature has ordered up some ‘Hot & Humid’ weather for the weekend with the possibility of showers/storms scattered throughout. You can take your chances and head outdoors for numerous Farmer’s Markets as well as the Stone Arch Bridge Festival happening over the weekend. Don’t forget about Father’s Day on Sunday! 3 cheers for all the dads, grandpas, uncles, great-grandpas, and all of the dudes that have influenced you!

Wednesday, June 11th: Good afternoon. The crews are continuing to paint common areas railings and door frames. 

As a reminder, tomorrow we’ll be starting the painting of your residence entry doors. The crew will be knocking on doors in Buildings 1-6, if you are home – kindly open your door to have it painted. Otherwise, you may schedule a specific time to be home and have your door painted. Thursday- Buildings 1-3, Friday- Buildings 4-6, and Saturday- Make up for Buildings 1-6.

Monday, June 11th: Good afternoon! 

The crew is off and running and your project is underway. They are prepping and painting common areas as well as door frames. Here are a few door painting details: We’ve split the project into 2 phases for front door painting:

PHASE 1

Buildings 1-3: Thursday, June 14th 9am-5pm

Buildings 4-6: Friday, June 15th 9am-5pm

Buildings 1-6: Make up Day, Saturday, June 16th 9am-4pm


PHASE 2

Buildings 7-9: Thursday, June 21st 9am-5pm

Buildings 10-12: Friday, June 22nd 9am-5pm

Buildings 7-12: Make up Day, Saturday, June 23rd 9am-4pm


Friday, June 8th: The project will begin on Monday, June 11 with prepping and painting of included common areas: bollard posts, single family entrance doors/frames, full view deck doors/frames, rooftop deck door/frames, courtyard common area railings, and metal conduit on the 3040 Building.


For Phase I- The finishing of the unit doors will require participation from each resident as we’ll need to paint the door in the open position. Later in the week, the crew will be knocking on doors and if you are available, kindly open your door to have us paint it. Once painted, the door will need to remain in the open position for a minimum of two hours.

You may also schedule a specific time to have your door painted- we’ll be posting details of when those days and windows of time will be once we get the project start on Monday.

As of 7:55 on Monday, June 1st, this is the latest schedule update for Lakes Citihomes. Buildings #8-#12 should be completed by Thursday if the weather cooperates!


Wednesday, June 10th: We are thrilled to report that outside of performing our walk-through to put together the project punch list, we are DONE at Lakes Citihomes! Wilmer the gang rallied the last couple of days and took full advantage of the terrific weather, which is lucky because it sounds like Thursday is going to be the storm of the summer! We want to once again thank everybody for their incredible cooperation and patience. Now go enjoy your decks!!!!


Tuesday, June 9th: If you have acrophobia, then the aerial lift at Lakes Citihomes is not the place for you! Thankfully, Wilmer does not fall into that category and consequently, great progress is being made on the 3rd story bumpout decks. As of 10:45 on Tuesday morning, we are on pace to complete these areas by day’s end. Wednesday then, will be reserved for completion of the common area metal railings and touch-ups throughout the property. We are soooo grateful for the folks that have reached out with kind words regarding the team at Lakes Citihomes…

Monday, June 8th: The lift arrived today at around 11 and the crew has wasted no time getting things underway on the 3rd story bumpout decks. We ask that residents please exercise caution onsite as the lift will be traversing the areas and accessing those decks. We will have a better idea of how many decks the guys are completing per day and we will update you first thing in the morning with the projected scheduling/completion date. Right now, it’s looking like it will be Wednesday/Thursday if the weather holds.

Saturday, June 6th: Now that the bulk of the painting is completed throughout the decking areas, the guys got an early start today and continue tackling the second phase of garage door painting, as well touching up some of the areas where the paint peeled away on the garage doors that have already been painted. With rain in the forecast for the latter part of the day today, the plan is to complete the garage doors by around lunch time. The boom arrives Monday!


Friday, June 5th: Happy Friday residents of Lakes Citihomes. Your decks are finally dry enough to resume painting and we are excited to report that we are nearing completion on Building #8. We can’t thank all the residents enough for all their cooperation! Upon completion of Building #8, we still have common area metal railings to complete, garage doors,  as well as the 3rd story decks which include the following addresses: 3019, 3016, 3015, 3013, 3011, 3010, 3009, 3007, 3005, 3006, 3068, 3066, 3058, 3054, 3052, 3046, 3044, 3042, 3040, 3030, 3024, 3022, 3033, 3035, 3037, 3041, and 3057. The aerial boom will arrive on Monday and they should take about 2-3 days to complete. For all of the above homeowners, please ensure your decks are clear through Wedensday of next week. Thanks! 


Thursday, June 4th: Upon arriving onsite today our job supervisor Wilmer determined that the included areas were still too wet to paint. If we get another full day w/o rain, we will arrive back onsite Friday to hopefully complete all the included areas inaccessible without ladders. If things going according to plan, the aerial lift will be onsite next week to access the 3rd story/rooftop decks. As per usual, thank you to everyone for your patience and understanding as we wrestle with Mother Nature.

Wednesday, June 3rd: After a slight mixup on the painting route, we’re all back on the same page and the guys took advantage of a beautiful day yesterday. They were able to get about 50% of Building #9 (3048-3054) completed, and as soon as the weather cooperates, they will begin work on Building #8 and hopefully complete it by the end of the week. Upon completion of those areas, we will need to spray the remaining garage doors and tackle the decks that will require the use of an aerial lift. However, to minimimze the cost impact of the lift to the association, we need to ensure that the weather will lend itself favorably to painting otherwise you are paying for the lift to sit idle. UPDATE – ROUTE CHANGE

After the crew completed building #7, they elected to shift to what is designated as Building #12 and make their way across the last row, with the last building designated for paitning as Building #8. We apologize for any inconvenience and/or confusion this has posed. Thanks for your understanding! 

Tuesday, June 2nd: As the saying goes, make hay while the sun shines! With the probability of rain @ 60% for Wednesday, our plan is to get as much done as we can beforehand. We expect the guys to be onsite until about 8 PM tonight, and if it rains tommorow, obviously we will be shut down outside. As of 10 AM on Tuesday morning, the guys are just wrapping up on Building #11, and the prep on Building #10 is underway. We are forecasting that the crew will complete Building #10 by the end of the day today.

Monday, June 1st: Just like American Pharaos upcoming bid for the triple crown, down the stretch they come! The painters, that is! The crew took advantage of a glorious day this past Saturday and have managed to turn the corner towards the last stretch of buildings, starting with Building #8 today. While rain seems to pose a threat this coming Wednesday, the crew should make great headway today and tomorrow and will be nearing completion on the areas accessible without the use of a lift. Depending on what happens with the weather, the plan is to deploy the lift by the weekend, at which point we will be looking to complete all the 3rd story decks. Which reminds us, Wilmer would like to personally thank all the homeowners for their incredible cooperation getting their decks cleared. Because of you, we’ve been able to work efficiently, despite all the inclement weather. Thank you!!!!

Saturday, May 30th: The guys arrived just after lunch today to resume work on the decks. We had to give the decks adequate time to dry and with the beautiful breezy weather, we did manage to get almost all of Building #7 completed. Have a wonderful Sunday everybody!


Friday, May 29th: Rains have halted progress at Lakes Citihomes again today but with sun on tap for Saturday, we are planning to put in a long day on Saturday, as more rain is in the forecast for the better part of next week. WORK WILL BEGIN ON BUILDING #7 TOMORROW, AND THE GUYS WILL PROBABLY GET TO BUILDING #8 SO PLEASE PLAN ACCORDINLY SO THE GUYS CAN PAINT IN YOUR AREAS. Thanks for all of your cooperation.


Wednesday, May 27th: We could hardly believe our eyes when we awoke this morning to….wait for it….SUNSHINE!!!! While the decks are still too damp to resume working on, we are improvising a little bit and beginning work on the garage doors and frames on buildings #1-4. Obviously, vertical surfaces dry more quickly than do horizontal surfaces, so in the interest of moving the project along, we have shifted focus to the doors. After we spray the garage doors at the buildings above, hopefully the decks will be dry enough to begin working on them mid-late afternoon. Thanks!

Tuesday, May 26th: Rain has brought the project at Lakes Citihomes to a screeching halt and we will have to monitor the moisture levels on the decks before proceeding. With the amount of rain, it will likely be a couple of days before they are dry to resume finishing. We will post an updated schedule when we return onsite, but right now, we are at least a day behind, with the crew just getting underway on Building #5. While the decks will certainly be too wet to complete, the plan right now is to begin the garage doors on Building #1 and follow the same route as we have been for the decks. Please note that this will have very little impact on your day-to-day routines. If you see evidence of painting obviously happening, it should only take about 1.5 to 2 hours to totally dry. Otherwise, outside of that window, you are free to come and go as you like.

Saturday, May 23rd: Good morning Lakes Citihomes and Happy Memorial Day Weekend. Looks like it is going to be another beautiful day to be outside and that means that work will continue to chug along! The crew is starting on Builiding #4 (3001-3011) and it sounds like there’s a decent chance it gets completed today. Enjoy the day!

Friday, May 22nd: Happy Friday everyone…we hope your Memorial Day weekend is off to a great start! If you’ve been monitoring the project progress on the blog, you’ve probably deduced that we are finishing about 1 building per day and this should give you a decent idea of when we will be getting to your building. Again, we want to reiterate that we are doing MOST OF THE DECKS ON EACH BUILDING with the exception of the 3rd story bumpout decks, which will be done with the use of an aerial lift near the end of the project. Because the color we’ve applied is a slightly whiter shade of white, it should be pretty evident which decks have been completed, so you can also use this as your guide for whether or not your deck has been completed. We can say with certainty that buildings #1 and #2 have been completed and as of Friday morning, work is underway on Building #3.


Thursday, May 21st: After a solid day of work yesterday (it’s amazing what gets done when the weather cooperates!) the guys are just getting underway on Building 2 at Lakes Citihomes. Please not that MOST decks on each building are being completed in sequence with the exception of 3rd story “bump-out” decks. Those will be all done near the end of the project when we deploy the aerial lift to safely access those areas. Another noteworthy project detail is that the rooftop decks WILL be completed in the same sequence as the other decks, as those are accessible through the duplex breezeway entrances. You might see painters making their way up to those decks. Thanks for your cooperation to allow them safe access.

UPDATE – 5-20-15

I know that a few residents have expressed concerns that there decks have been only “partially painted.” Fear not, residents! The areas that you see areas that have been scraped and “spot primed” with a specialty adhesion primer to lock down the ridges where coating failure is present. As noted below, we wound up getting the scraping/priming completed on about 6 buildings yesterday, and now that the paint has arrived, the fellas have circled back to 3020 to begin painting. They will be following the route specified below and we will do our very best to provide residents with daily updates as to the project progress. We know for certain that residents of Building 1 should exercise caution today, as your decks are being painted. We may make it to Building 2, or Unit 3010, depending on how things go. With weather being a little on the cool side, I would give the paint about 4 hours to dry so in theory, all units we get to today will be dry for certain tomorrow, at which point in time, residents can return items to their decks. Thank you everybody, and special thanks to Chad for reaching out and discussing the project details.

Full painting started this morning! For those areas not in building 1, the areas you see where work has been performed is “spot priming” after the areas have been scraped. We have yet to get to those areas for full re-painting.


Wednesday, May 20th: In the immortal words of Jerry Garcia, the sun is shining, birds are winging, no rain is falling from a heavy sky. This can only mean one thing…painting is underway finally at Lakes Citihomes! 35 gallons will arrive onsite at about 9:30 and the guys will get going. Yesterday, we wound up scraping and priming on approximately 6 buildins, and we’ll be circling back to begin painting those areas. The painting will follow the same route, so for those folks residing in Building 1, and possibly Building 2 (see map below) be advised that we will be working on your decks. As the day progresses we’ll have a better idea of how far we’ll be getting.

Tuesday, May 19th: With temperatures on the rise, the fellas are back in action at Lakes Citihomes. We are scraping and priming, and performing miscellaneous carpentry repairs, and that will continue throughout the day. The paint arrives tomorrow morning and as indicated on the map below, we will be starting at 3020 (Building 1) and following the route as indicated. Monday, May 18th: Happy Monday Lakes Citihomes residents. Wet and cold conditions have once again stopped project progress dead in its tracks, so now we just have to continue to monitor the weather and get back onsite when we can. 57 with sunshine tomorrow, so the guys will be back onsite to begin scraping. We will be following the same route as pressure washing and we will let you know here on the blog when we get to your building and how long we expect your building will take. If you see the below map, we’ve assigned numbers to each building and from now on, we will be referring to the buildings in this manner as a reference point for painting (i.e. 3020 is Building 1). So, prep and painting will begin tomorrow on Building 1 and as things get underway, we will let you know when building 1 will be completed, and when Building 2 will get started. Make sense?

The only caveat may be that to access the top story decks, we will likely have to utilize an aeril lift. Because we have a limited window of time to rent the lift, we will be doing all those areas at the same time. So, if you have a 3rd story deck, please monitor the schedule on the blog to know when we will be tacklling those specific areas. Thanks!

Thursday, May 14th: With rain all day, we thought we’d make good use of our time indoors today! Now you don’t have to READ blog updates, you can WATCH them! And eat ice cream simulataneously.


Wednesday, May 13th: Good evening residents of Lakes Citihomes. In amongst the dreary days as of late, today was a beautiful spring day in Minnesota. Although with temperatures being a bit on the cool side, we have to give the substrates adequate time to dry before painting. With the probability of rain currently at a staggering 100%, we are now postponing our return until Friday.


Monday, May 11th: Now that the pressure washing has been completed at Lakes Citihomes, we need to allow the substrates to dry. THANK YOU, THANK YOU, THANK YOU to all the residents who cleared their decks to allow the crew to wash unencumbered. In advance of Wednesday, we will be getting colors confirmed and crossing our fingers that the rain stays away. You can monitor and schedule updates right here on the blog. Thanks!


Friday May 8th: After a cloudy first half the day, the sun finally decided to come out and the fellas logged a full day of pressure washing. Special thanks to all the residents, especially Jennifer, Alannah (sp?) and Colleen, for reaching out with questions about the project. We will be back on site Saturday to complete the pressure washing and we want to thank everybody again for clearing off their decks. For those folks who didn’t get a chance to clear their decks, we will do our very best to wash around your things.

Thursday, May 6th: Perhaps you’ve found your way to the blog as the result of the blue notices posted throughout the property, OR as the result of an email blast sent out by Jared. Having worked with Jared on several projects before, we agree that COMMUNICATION IS THE KEY when it comes to executing a great project. We are excited to get things rolling tomorrow and we want to both notify you (and thank you in advance) for clearing your decking areas in advance of pressure washing, which we are projecting will take 2 full days on both Saturday and Sunday. 

As you can see from the map below, we will be starting at the NW corner of the association at  3020 (including the perimeter wall on Lake St)  and we are hoping to get as far as 3023 by day’s end. We will then resume pressure washing on Saturday at 3025 and will continue to make our way until we wrap up at 3022. PLEASE NOTE that this is a projected route and is subject to change depending on various factors (i.e. how easily debris comes off, etc…) so we ask that residents have some wiggle room as to the exact time we get to your unit. With that being said, we do anticipate completing the pressure washing across the entire property by day’s end on Saturday so by the end of the day, you will be able to return items to your deck until we return midweek to begin the painting process. 

Lastly, the best place to monitor the project progress and know exaclty when you will need items off your deck and when you can return items to your deck will be right here on the blog. We will be providing DAILY STATUS UPDATES which will help prevent you from having to have your charcoal grill as a roommate for the next month!

Tuesday, May 5th: Good morning Lakes Citihomes! We hope this message finds you well. We are excited to get work underway starting this Friday, May 8th. We will be finishing the decking areas (including undersides), common area metal railings and sign posts, and your garage doors and frames. The first step of the project is pressure washing the included areas, which will begin this coming Friday. We ask that residents remove items from their decking areas to enable the crew to pressure wash them thoroughly. We anticipate the pressure washing will take a minimum of 2-3 days and we will keep you posted of the progress as the project gets underway. For many residents, there will also be a lapse of time between pressure washing and re-finishing the decks, so it won’t be necessary to have items off your deck for the entire duration of time. Again, the best resource for staying apprised of the project progress is right here on the blog. We will be posting physical notices onsite as well notifying homeowners of schedule and its impact on your daily routines. Thanks in advance for your cooperation!
